Our project was to remove an enclosed deck and build a workshop extension off the garage in its place. His time estimate was 8 weeks. We let him go at 19 weeks.
PROS: low price estimate, frames meticulously, exceptionally sturdy building, would be good for restoration projects (managed to salvage and reuse nearly 80 year old cedar siding)
CONS (yes, we have documentation for all of the below):
*started demo 1 month before acquiring the building permit
*forgot to include sales tax in the contracted price then asked for it on top of the existing payment
*time estimate was 8 weeks--we let him go at 19 weeks with an estimate from him of 21 work days remaining
*consistently inaccurate time estimates (example: siding work estimated at 3 days took 5)
*averaged working 5hrs on site a day
*crushed a vital part of the yard's drainage system in November, caused the garage to flood. Finally repaired it at our insistence in March.
*treats questions as a personal attack
*not good at estimating soil volumes
*took all "spare" supplies off site without any word to the property owner *including taking a piece from inside our garage (not part of the worksite)* -- and we'd specified we wanted all leftovers
*packed earth level with foundation rather than leaving code-required 4-6" of clearance
*installed gutters without any seals and so it drained up the incline of the roof.
*in construction, made no allowances for the running of electricals
*admitted to not having the insurance to build walls months into the project
*told us he brought kiln-dried wood for the landing, but we found the label stating it was seconds-grade green wood.
As stated above, we let him go at 19 weeks: at that point, there's still easily 3-5 cubic yards of earth in a berm around the new workshop, no insulation installed, no drywall or paint even delivered, a gutter leaking like a sieve and set to damage the roof. He at least delivered the "remaining supplies."
In the past week, the 3 of us installed all the insulation in the ~18x24x10' space in one day (there were 3 "extra" packages valued at $96ea), passed the insulation inspection (got a comment of "very good"--not bad for our first time doing it), and 2 of us hung 30% of the wall drywall in 1 day.
