Renovation work estimate for home?

Hey Everyone,

We are going to be closing on a small 2 family house in Seattle area and I watned to get an idea of how much money it's going to cost to renovate. It's a 3 story house (2 floor and an elevated basement). The basement floor is humbly upgraded, yet the main 2 stories would should be gutted which is appx 1600 sq ft.

This is the work we are wanting to have done:

-update the electrical (10k)

-update plumbing (15k)

-renovate kitchen (20k) - we are planning to move the location to a different wall and build a chef's kitchen with medium/high tier appliances.

-build a deck (just steps) off the first floor (10k)

-install new windows -10 of them (4k)

-update expand the bathroom on the first floor and (its really small right now) (15k)

-update 2nd floor bathroom to a half bath (12k)

-demolation work (need to knock down a few walls and possibly an old chimmey) (5k)

-re-finsh wood floors - we we want to try to restore them as they are currently covered (7k)

We'd appreciate any insight, feedback and advice.

Sounds like you have quite the job ahead of you. Your estimates look pretty good, except maybe underestimating the kitchen. I would bump that up to about 35-40K, depending on the materials you select. If your house is aged, you never know what you are going to find when you start breaking through walls and tearing out floors. Might be wise to have a reserve fund on hand to deal with the unknowns. Best of luck, I'm sure you will have a beautiful and functional home when it is finished.

It's really a quite big & difficult one job for me to find the right one. One of my friend Thomas suggests me the online directory https://porch.com/ to find a bunch of licensed contractor for work estimation. I am now in touch with two GC, whom which I need to decide in the future. Thanks once again Jim for your warm wishes & thoughts.

You have planned everything really well. I wonder whether 4k for 10 windows is enough.I recently replaced all windows of my home recently.
