Do you think if you had solar panels on your home which provided clean renewable energy and had a locked-in flat utility rate for power up to 25 years and this contract can be forwarded to the new owners, this would help it sell?

As far as spend money to increase the resale of your home, there are a few idea's that are a buyers must have. "kitchen" & bathroom"
new appliances in the kitchen, you might spend 2 to 4 thousand dollars updating the kitchen, but the return is double that when finished. Painting rooms other then white will make a big upgrade and selling point. I know it seems hard to spend money, but the return is always well worth it. For an example, you new sod & some landscaping, might cost you a 1,000 dollars but the return is 5,000, in resell value, new vinyl pocket windows might run you 5-6 thousand but the return is 10,000, and keep in mind hard wood floor are the most profittable, even fake wood floors increase the value, tremdously. as for the bathroom room updated with paint, new, faucets, vanity, mirrors and lighting. Regardless of which projects you decide to undertake, though I think Jim's suggestion of new appliances is a great one, there are things you might want to consider when hiring a contractor. You don't necessarily have to hire only one to cover everything you need. Shop around and see if its beneficial to hire separate contractors for different jobs. Most likely, if you hire one, they will be hiring subcontractors to do the work anyway. Why pay a middle man fee on top of the money you're already spending? Speaking of subcontractors, you may want to ask if they are using them and who? Its a good idea to research these companies as well, afterall, they will be doing work on and in your home. Pay attention to open houses held by realtors in your area. Stop and check out what other people have done to their homes to get ideas.
Also I found an article online that listed some of the most desirable home features for home buyers. Here they are:
1. Green building/Eco safe building
2. Retirement-ready properties for baby boomers (this means increased safety features and making it more user friendly for elderly homeowners)
3. Utilitarian upgrades -- closet space, organizers, additional workspaces, etc.
4. Outdoor living rooms
5. Storm-safe designs
6. Keeping historical exterior features while having modern/upgraded interiors.
Jim is right about hardwood floors. Also, buyers want outdoor living space, not just an expanse of grass or a few flowers. Putting in a large, well-planned deck is a project with good payback, adding an average of 90 percent of its cost to your home’s resale value.
Of course a fresh coat of paint all around is mandatory.
Renovating your home would prove to be very expensive. It becomes more expensive if your intention is to sell the house after a while. However, if you would really want the best for your home and you would really want to increase the value of your house by the time you sell it, you will have to sacrifice a little. The payoff would be rewarding...
Another small point I would make is that when renovating for value, also consider the locality where you live. Locality usually will determine the target customer who comes in to evaluate your house. What the customer may or may not of course, will detrmine your decision to go for the renovation. Would it worth the extra effort and costs?
