In my contract, as the seller, I agreed to pay $1000. for any repairs needed after the home inspection. There were 12 items needing attention.

A few examples: porch stair railing is loose, replace 6 inches of caulking on tub, replace four 20 breakers with 15 amp breakers because 14 AWG is used, some drain pipes are not properly sloped.

Hiring four different contractors would have put the cost well over $1000. Having 35 years of home renovation experience I completes the list myself and figured I could get a licensed contractor to check my work and sign off that the work was completed. No one will agree to do it.
