I would like to know about what is a customary warranty for a room addition/enclosure. A contractor listed on your web page refuses to give me any and says that he doesn't have to give me warranty ( yeah, very strange ) for his work. I have to settle it before I decide if he is going to continue the job. Thank you.

That may depend on your state. A contractor is not required to offer a written warantee but, you may be entitled by law to a warantee of merchantability. A warantee of merchantability law basicaly states that any new product can be expected to work right and has a life span. I would expect that your situation is no different.

In my company we offer a standard 5 year warranty on construction labor as do many others and it clearly spells out what is covered in the contract, but there are companies that are not confident in their work and offer no warranties. Be Careful. In my State there is no set law for that, it's up to the contractor and home owner to negotiate this before they sign a contract. However if the job is being inspected by an out side source, No need to worry, because if anything should fail, the inspector is liable.
