The project began on November 20, 2019. The last time we used our shower and tub was November 19, 2019. Today is January 30, 2020 and the project is not complete due to so many errors made by the contractor. He stormed out of our home on January 14th, at 12:30 pm, middle of the work day, instead of correcting even more errors that had just become apparent. We sent Brian Krolick an email later that night, informing him that he was fired and I detailed the issues concerning all the mistakes he had made.
Over the next three days, I was in communication with the stucco manufacturer rep. He asked questions about the application steps that I could not answer so I started sending pictures and videos to Ivan who was trying to help us figure out why the floor kept cracking and has to continuously be patched.
After reviewing everything, Ivan determined there was no waterproofing membrane first applied to the concrete slab. There also was no mesh embedded into the Powerbase, the second step, so the finished stucco was cracking.
This is the order of steps in the process:
1. Waterproofing membrane (specifically prevents cracking)
2. Powerbase with mesh (prevents cracking)
3. Stucco/Pool plaster finish
4. Sealant
After consulting with the stucco manufacturer rep, it was determined that the entire shower floor and bathroom floor has to be chipped out all the way to the monolithic slab concrete, and rebuilt from scratch. The stucco manufacturer cannot warrantee improper installation of their products.
Our builder/contractor refuses to refund any of the $2900 we already paid to him, and he asked for an additional $1665. After sending him multiple emails detailing all his mistakes and explaining that we are having to pay twice to have the floor redone and have damages corrected, his only response was to waive the $1665. But we paid for items that are having to be corrected and redone.
Had Brian Krolick paid attention to the manufacturer's instructions, we would have had our shower and bathroom to use before Christmas. Now it isn't going to be done on Ground Hog Day. We MIGHT be able to use it by Valentine's Day.
I so hope no one else ever again suffers due to his negligence and incompetence. I am aware of other mistakes he has made with other customers’ new construction. We had hoped he had it figured out by now. I just learned that he obtained another permit on January 24th to build someone a new home. Those people should be warned to watch every step of their build. They probably should retain an inspector to check everything- measure stud spacing, check plumbing, electrical, etc for their protection.
We could not ever refer Brian Krolick to anyone, not even to build a dog house. I have asked him to take my testimonial off his web site, SouthernDesigns.biz, because it is no longer true. He is refusing to remove my testimonial. Since it is no longer true, I adamantly feel he is falsely advertising to the public.
