Why isn't 0 stars an option?
PSA (and a cautionary tale) for my BB, OC, Rehobeth, etc. friends:?
We were looking to do some remodeling on our beach house and found Randy Rangel and Prestige Builders LLC on Angi (he's gone from there now). He had a website (also, now gone) pbg302.com that looked decent.?We did some research and found several good reviews and only 1 bad review. (NOTE (and foreshadowing): We should have dug deeper).
We interviewed him and hired him to take our home down to the stud and rebuild. All was fine... at first. The demo went fine. The framing went fair. Hanging the drywall wasn't perfect (6 out of 10), but it wasn't horrible.
Then, we gave him $$$ to order our kitchen cabinets. A month later (when the kitchen designer called to see why we hadn't moved forward with our project), we learned no cabinets had been ordered by our contractor. We called Randy asking about our $$$ and our project. Randy had a sad story of life's troubles. The $$$ was gone (perhaps, to other projects or perhaps, to pay his rent). Regardless, he had no money to order our cabinets. We (naively) sympathized with his sad story and agreed to buy the cabinets ourselves and allow him to work off his $$$ debt to us in labor.
Suddenly, with nothing but debt to us in front of him for a good bit, he stopped working on our project. Months passed. Texts went unanswered. I did some research and wrote a letter (citing Delaware law) threatening legal action. He quickly stepped up his pace and began working again. We were relieved. We just wanted him to finish and be out of our lives. We maintained regular communication (from MD), and he told us he was making good progress.
We came to BB to check it out. His trim, paint, and finish work was absolutely horrible. Gone were the professional/skilled subs. Instead, in were the inexperienced friends and family (or so it appears). The product was shockingly bad. He had damaged brand new walls, trim, tile, etc. with his sub-par work such that much will have to be reworked, redone or ripped out out & replaced (you can't fix ragged door frame cuts that are also too short nor can you successfully sand significant paint drips/globs on trim, doors, ceilings, schluter, and walls).
We are bummed, angry, frustrated...
Thus, this PSA. So, tell everyone you know: do research ad nauseam before you hire any contractor, make sure they are insured and write into your contract that they must notify you of any change in coverage, and document, document, document. It won't solve every problem, but it might help a little.
And, do not hire Randy Rangel. Ever. Spread the word.
