How to Compare Roofing Estimates and Choose the Best Contractor

A roofing project is one of the most expensive home improvement projects out there. And it's also a project that needs to be done professionally using good quality materials. Otherwise you will end up with headaches and damages that could potentially add up to even larger expenses.

It's important to obtain at least three different estimates for your roofing project, but how can you effectively compare them to ensure the best company is hired? What constitutes the best roofing contractor and how does price come into the mix? With the right steps and a little bit of know how you can end up with a successful roof renovation that also delivers good value.

Choosing the Right Three Contractors to Call Initially

Work with referrals first. Get the names of roofing contractors that have worked well with your friends and family and book times for each to come out separately. It's important that each of the estimators is quoting on a similar material, although it doesn't hurt to ask about others that you may be interested in (such as metal roofing).

Contractors that specialize in roofing are often the best to call, since their employees are highly trained. You need to realize that those roofing companies may charge more for labor, since they are paying more for that trained staff, but in the end the overall quality of your job is the most important factor.

Comparing the Estimates Side by Side

Be sure that all of the roofing estimates separate the costs for labor and materials. Those numbers are important in a comparison and to check for overall accuracy.

Once you've made sure they are all quoting the same materials (or very similar) check the quantity. Make a note to ask about any quantities that seem overly low or too high. Then move to the costs of those materials. Are they all offering the same price or is there a significantly higher mark up on any?

It's also important to ask about the sealants and insulation materials. Although it may not make a big difference to the cost, using the highest quality insulation and sealants will reduce your heating and cooling costs over time resulting in a much better value for your roofing project.

Labor Costs and Incidentals

As mentioned, you may be paying more for highly trained installers. In many cases that makes sense, but if the labor costs seem abhorrently high then ask the contractor to justify the charges. It may be that you are paying for a higher margin of profit instead of better quality workmanship.

Incidental costs like removal and disposal, as well as freight for the materials, may add big dollars to the estimate. If the quote is inclusive of those, you may be getting a better deal but having these costs itemized allows you to better compare roofing contractors.

In the end you will also need to hire a roofing contractor that you can trust. Timely communication, a willingness to educate you about the process and the ability to listen to your concerns are all signs of good customer service. Choosing the best contractor is certainly not always about choosing the best price.

Always bring in at least three contractors to quote your roofing project and ask for the estimates to be as detailed as possible. Be sure that the materials price and quantities match up. Consider paying more for highly trained installers and watch the incidental costs closely. Choosing a roofing contractor can be a lengthy process. Take the time to compare and you're more likely to end up with the best roofing contractor.
